As-built records

The record of what was actually constructed, as distinct from what was designed, handed to the owner as a condition of taking over.

As-built records document the asset in its delivered condition: the drawings, specifications, equipment schedules, test results and operating and maintenance information that describe what exists rather than what was intended. They are the basis on which an owner can later maintain, modify, value or dispose of the asset.

The 2017 edition of the FIDIC conditions of contract moved as-built records, operating and maintenance manuals and training into Sub-Clause 10.1, making their supply an express condition of taking over and requiring the Engineer to issue a Notice of No-objection. Under the earlier editions the obligation existed but sat outside the taking-over condition, which made it easier to defer.
